This meeting can take place either before or after identifying the property.
2. Collaboration Agreement
Finalizing the collaboration through the signing of an agreement that will allow you to benefit from all of our services.
3. Property Search
Personalized property search operations for the property of your interest at any court in the national territory.
4. Real Estate Due Diligence
Gathering information on the conditions of sale, in-depth investigations of the available documentation, verification of compliance and occupancy status, and evaluation of the convenience and real savings of purchasing at auction.
5. Technical, Financial, and Tax Consultancy
Analysis of the expert report and, if necessary, obtaining technical opinions from our sector specialists in building, urban planning, and land registry.
Detailed information on the real costs of purchasing at auction, including taxes and procedure-related expenses, for as accurate an economic evaluation of the operation as possible.
6. Banking Consultancy
Necessary information for accessing bank credit, optimizing financing times, and for any personalized "spot" operations.
7. Site Visit
Booking and organizing a site inspection of the property you're interested in.
Upon request, we will produce a detailed photographic report of the property and a report on the urban and environmental context in which it is located.
8. Pre-Auction Assistance
Collection and meticulous verification of all the necessary documentation for participating in the auction (completion and submission of the offer, assistance with deposit payments, bureaucratic matters).
Managing relationships with the various individuals appointed by the competent court (judicial or bankruptcy custodian, sale delegate, execution judge).
9. Auction Participation
We will participate in the auction by your side, or if you prefer, we will act directly on your behalf in the bidding process.
10. Post-Auction Assistance
We will guide you step by step through all the necessary bureaucratic procedures, from obtaining the transfer decree to the delivery of the keys for the awarded property.
In case of non-adjudication, we will immediately be available to start a new search that meets your needs.
Balance and Settlement
If feasible, we offer you the opportunity to secure the property before it goes to auction through an economic agreement with the creditors and/or the judge overseeing the case. If such an agreement is reached, it could save you significantly in both time and money.
